Final sign off for new housing estate and golf club scheme

A new housing estate and revamped golf club in Middleton have received final approval, including the demolition of the current North Manchester Golf Club facilities to make way for 56 new homes and a modernized clubhouse. The project, led by Duchy Homes, faced objections over green space and wildlife concerns but was approved with a £420,000 developer contribution for local schools and sports facilities.

Golf Club Redevelopment Approved for New Homes and Modern Facilities

North Manchester Golf Club has secured final approval to demolish its existing clubhouse and build 56 new homes on the vacated land, along with a state-of-the-art replacement facility closer to the first tee.

The comprehensive redevelopment plan will see the current clubhouse, pro shop, function room and greenkeepers store bulldozed to make way for a modern three-storey facility featuring four distinctive arches. The new building will house a reception area, pro-shop, members’ bar, snooker room and an event room with panoramic views across the club’s lake.

The 2.7-hectare site off Manchester Old Road will accommodate a mix of three, four and five-bedroom homes with off-street parking and dedicated green spaces, according to joint developers Duchy Homes. The scheme comes after a larger version was rejected in 2019 over concerns about its impact on the green corridor.

Despite renewed objections from local councillors Peter Williams and June West, who raised concerns about potential harm to local wildlife, the planning committee approved the scheme in January. “The current clubhouse is not fit for purpose and has fallen into disrepair,” said club chair Nick O’Toole, emphasizing that the project would preserve the club’s 130-year legacy.

The approval includes a legal agreement requiring developers to contribute nearly £420,000 to the local community, with funds earmarked for expanding primary and secondary school capacity and improving local sports facilities.
