Part of iconic Chadderton mill complex to be transformed into warehouses

Plans to transform the car park of Gorse Mill in Chadderton into 10 new warehouses were unanimously approved by Oldham councillors. The development, proposed by Cascade Holdings Limited, aims to create new jobs and businesses on an underused site with over a century of employment history. The project will add approximately 1009 square metres of warehousing space, divided into two blocks with vehicle access and retained parking. The approval was granted swiftly during a planning meeting, with local councillors welcoming the economic benefits for Chadderton.

Chadderton Mill Car Park to Become Warehouse Complex After Council Approval

Oldham councillors unanimously approved plans Wednesday to transform the car park of historic Gorse Mill into ten new warehouses, bringing fresh employment opportunities to the Chadderton site that has served the community for over 110 years.

The resubmitted application from Peter Kashem of Cascade Holdings Limited will add 1,009 square metres of warehouse space—equivalent to 2.5 basketball courts—split into ten equal units across two blocks separated by a lawn. The development will retain 43 parking spaces while creating vehicle turning points off Gorse Street.

Councillor Josh Charters welcomed the decision: “This will bring jobs and opportunity to Chadderton, so it’s a welcome development in the town.”

The project marks a new chapter for the 1911 cotton mill designed by Chadderton-born architect Philip Sidney Stott, who also created nearby Ace Mill. The site, currently housing Cascade operations plus a lighting shop and nursery, has adapted through generations of technological change to meet evolving business demands.

Planning officers noted the proposal would “enhance the viability of the established business employment site” and help “retain/create new employment opportunities thereby boosting the local economy.” The approval came during one of Oldham’s quickest planning meetings this year, wrapping up in just 20 minutes.
