Oldham-based Pearson Solicitors facilitates social housing deal at historic Adelphi Lads Club

Pearson Solicitors and Financial Advisers Ltd advised Beluga Group in a joint venture with For Housing, facilitating the sale of the former Adelphi Lads Club site in Salford for a social housing development. The project will deliver 63 social rent apartments, addressing the city's affordable housing shortage. The historic site, damaged by a fire in 2010, will be repurposed, preserving its community legacy.

Pearson Solicitors and Financial Advisers Ltd has guided Beluga Group through a landmark joint venture with For Housing that will transform the former Adelphi Lads Club site in Salford into 63 desperately needed social rent apartments.

The complex commercial property transaction saw Paul Duffy of the Beluga Group sell the site to For Living Housing, a For Housing subsidiary, while maintaining a stake in the development. The approved project will deliver 36 one-bedroom and 27 two-bedroom apartments in a single building rising three to six storeys, complete with communal social space surrounded by greenery and trees.

The development addresses Salford’s acute affordable housing shortage, where nearly 80% of social housing demand is for one- or two-bedroom units. The project supports For Housing’s mission to expand its 24,000-home portfolio across the North West and deliver 1,337 additional homes. The Adelphi Lads Club, established in 1888 as one of Britain’s oldest youth clubs, stood derelict after a 2010 fire and partial 2021 demolition before this repurposing preserved its community service legacy.

Gary Jones, commercial solicitor at Pearson, described the legal complexities involved: “This was a challenging but rewarding transaction requiring extensive negotiations with Salford City Council. The deal was subject to planning conditions and a Section 106 Agreement, involving three days of intense discussions.” Section 106 agreements legally bind developers to contribute toward infrastructure and community services, ensuring developments provide affordable housing, transportation improvements, and public facilities while mitigating potential negative impacts.
