Former Failsworth bank to become nine flats after planning approval

Former Failsworth bank approved for conversion to nine flats with coworking space, adding housing but raising privacy and noise concerns.

A former NatWest bank on Oldham Road in Failsworth is set to be transformed into nine flats after planning permission was granted. The building, which closed last year, will be converted to include three ground-floor units and six on the upper level, plus a coworking space at the rear.

Each flat will be self-contained with its own kitchen, dining area, living space, bedroom, and bathroom. The development will also see minor external changes, including new window and door openings on the side of the building.

Planning officers approved the scheme, saying it would quickly boost local housing supply due to the site's small size. However, they noted that some ground-floor windows near a public footpath could raise privacy concerns for future residents.

A noise mitigation condition has been imposed because the building faces the busy A62 Oldham Road. Planners said the window placement is consistent with other nearby homes, and the development won't cause significant overshadowing or overlooking of surrounding properties.
