'Far more than scenery' - More than 450 object to plans for homes on green belt
More than 450 residents have objected to plans for 68 affordable homes on green belt land off Failsworth Road near Woodhouses village. The application, submitted by Redwaters Estates, proposes a mix of social rent and shared ownership houses on what developers claim is 'grey belt' land-previously developed or not contributing to green belt purposes.
Residents have formed a strong opposition group with 330 members online, holding a meeting last month attended by over 100 people. They argue the land is a 'sweeping, uninterrupted green expanse' that defines the area's identity and provides vital open space for wildlife including deer, newts, bats, owls and extensive birdlife.
The community letter challenges the developer's claim that the site is 'contained on three sides', pointing out extensive open green belt to the west. They argue that with other housing sites available closer to services and better connected, the development doesn't meet the 'very special circumstances' required for green belt release under national planning policy.
Local services are already stretched, residents say. Failsworth Health Centre has 'incredibly stretched GP provision' and Woodhouses Primary School, with capacity for 140 students and 134 currently enrolled, couldn't accommodate the estimated 25 extra children from the new homes. The community emphasises that this land is 'far more than scenery'-it's essential for physical and mental wellbeing, preventing sprawl and maintaining a healthy ecosystem for future generations.
