Trafford Council has approved its latest Local Plan, setting out where nearly 28,000 new homes and 285,000 square metres of employment space will be built across the borough up to 2039. The majority of these developments - around 76 per cent - will be concentrated in the Old Trafford and Stretford area, where a new 100,000-seater stadium for Manchester United is also planned.

The plan, which was given the go-ahead by council bosses this week, includes 23 site allocations. It will now go before the full council for final approval before a public consultation period. The document provides a framework for new homes, jobs, infrastructure and community facilities while protecting existing green spaces and character areas, according to Trafford officials.

Around 24,500 homes are earmarked for the Old Trafford and Stretford zone. This includes a major redevelopment around the football and cricket grounds, known as Trafford Wharfside, which could see up to 15,000 homes and the new stadium. A civic quarter around Old Trafford Cricket Ground and Trafford Town Hall is also in the pipeline, with around 4,000 homes alongside cafés, bars, restaurants and hotels. Stretford Leisure Centre could also be refurbished as part of the plan.

Another 3,200 homes are planned for the Pomona Docks site on cleared former dockland. Smaller allocations include 540 homes off Kerton Road, 188 at the Globe Trading Estate on Corlton Road, and 154 on the largely vacant Brixham Road industrial site. In Trafford Park, the Kellogg's and SCA Hygiene Products sites are earmarked for employment use. The ongoing regeneration of Stretford town centre is also key, with 750 homes to be built on the site of the former shopping centre, which has already been demolished.

In Urmston, the Trafford Waters development between the ship canal and Trafford Boulevard could bring around 3,000 homes and 80,000 square metres of employment and commercial space. The site has outline planning permission and will also include highways improvements at Ellesmere Circle, Redclyffe Road and Junction 10 of the M60. Meanwhile, a gypsy and traveller site with five pitches is proposed at Philomenas Court, close to Urmston Cemetery.

In contrast, only 358 new homes are proposed for the southern parts of the borough covering Altrincham, Sale and Timperley. The largest allocation there is 100 homes on Oakfield Road in Altrincham, currently used for car parking. Another 88 homes are planned in New Street, Altrincham, and 60 elsewhere.

The Trafford Local Plan sits alongside the Greater Manchester Places for Everyone strategy, which also includes Oldham. Through that regional plan, two further large allocations have already been made in Trafford: 5,000 homes and employment space at New Carrington, and 2,500 homes at Davenport Green near Timperley. These are in addition to the 28,000 homes dealt with in the borough's own plan.

Once the full council gives final approval, residents will have an opportunity to comment on the proposals before they are submitted to the government. The plan will guide development in Trafford up to 2039 and is expected to have significant impacts on transport, housing and employment across the wider Greater Manchester area.
