More than 30,000 new homes could be built in Trafford under ambitious draft plans, with the north of the borough set to see the bulk of development.

The draft Local Plan update, which goes before Trafford Council next week, is part of the Greater Manchester Places for Everyone strategy — a blueprint for housing and employment land across the region, including Oldham. The proposals include 7,500 homes and 410,000sqm of employment space already allocated through Places for Everyone, with additional sites now added to reach a total of more than 30,000.

Under the plans, 76 per cent of new homes will be concentrated in the north of the borough, with major projects planned in Old Trafford, Trafford Park and the Pomona Docks area.

The flagship Wharfside development around Manchester United's Old Trafford stadium is expected to deliver around 15,000 homes, with 8,400 coming forward within the plan period. The development will create an estimated 48,000 jobs and include a new city‑scale park. Proposals also include bringing the old train station back into use.

In the Old Trafford cricket ground area, around 4,000 homes are planned across several sites, including 230 on the former B&Q site in Great Stone Road, 1,200 at Chester House, 730 at the Centrica sites in Talbot Road, and 195 at the Bingo 3000 site. Up to 50,000sqm of employment and commercial space is proposed, alongside a refurbished Stretford Leisure Centre, improvements to Talbot Road, and pedestrianisation of Brian Statham Way.

Some 3,000 homes are earmarked for land between the Ship Canal and Trafford Boulevard, with 80,000sqm of employment and commercial space. The site already has outline planning permission and some redevelopment has taken place. Highways improvements are planned, including at Ellesmere Circle, Redclyffe Road and Junction 10 of the M60.

At Pomona Docks, around 3,200 homes are allocated, with roughly 2,000 expected to be built during the plan period. The site includes 70,000sqm of employment space for offices, commercial uses and community facilities, and 570 homes have already been built there.

In Stretford, 750 homes are planned on the site of the former Stretford Mall in Chester Road, as part of the council's wider regeneration of the town centre. Demolition of the shopping centre is already underway, and planning approval has been granted for the first phase of housing. At least 10,000sqm of office and commercial space is also proposed, along with a new park.

The draft plan contains 23 site allocations, while around 50 smaller sites have been removed since the last round of consultation. The council has stressed that this does not mean those sites will not be developed in future — they are simply not designated in this plan.

Trafford Council will discuss the changes at its full council meeting next week, after which the plan is expected to go to public consultation. Residents will be invited to comment on the 'soundness' of the plan, assessing whether it meets local needs and is appropriate, justified, deliverable and consistent with national policy.

The plans are part of a wider push across Greater Manchester to boost housing supply, with each borough — including Oldham — developing its own local plan to meet the region's overall targets under the Places for Everyone framework.
